Land acquisition has long been a major strategic advantage for homebuilders, but many teams still depend on manual research, fragmented data and broker-listed deals. According to the report, that approach leaves builders competing for the same limited set of properties while missing opportunities that are not widely marketed.
Prophetic founder and CEO Oliver Alexander said the idea for the platform came from his own experience trying to find suitable land for earlier businesses. He described the process as slow and difficult, especially when it involved identifying off-market parcels, evaluating their suitability for a specific use, checking environmental factors and building a financial model. After spending about a year and a half researching the problem, he built Prophetic as an AI-native land acquisition platform.
From slower screening to faster decisions
Alexander said the key bottleneck is not access to data, but the time it takes to turn that data into a decision. He said analyzing a parcel’s development potential can take one to five hours or more, and that incremental software improvements only create modest gains. By contrast, an AI-native system can synthesize information and handle much of the legwork, allowing teams to make decisions in minutes rather than hours. In his view, AI-native land acquisition is not simply a chatbot layered onto older software, but a new system built around AI from the start.
The report also highlights the appeal of off-market land. Out of roughly 160 million parcels in the U.S., only about 1.5% to 2% are on the market at any given time, which means competition for listed properties is intense. Alexander said off-market land can be especially valuable because it may face less pricing pressure and can open conversations with owners who are willing to sell if approached directly. He added that Prophetic’s skiptracing and letter-sending tools have produced off-market response rates of 11% to 23% for users.
As teams scale up, organization becomes more important. Alexander said a strong traditional land team might review a few hundred off-market parcels each month, while Prophetic users are evaluating more than 10,000 monthly in some cases, with 1,000 to 2,000 parcels per user per month being common. He said that level of volume allows builders to move from reactive sourcing to a more proactive pipeline strategy, giving them more control over where and how they grow.
